Property Inspector

Bristol

As we continue to grow, we are searching for an experienced Property Inspector to join our Surveying Team. This is a remote role, with a requirement to attend our Southend-on-Sea office one day per month.

The Person

The Job

This role will require someone with a keen eye for details as they will be inspecting a range of properties across the company’s portfolio to ensure these buildings adhere to regulatory and statutory requirements, company policies and compliance frameworks.

Your responsibilities will include:

  • Undertaking detailed property inspections on a quarterly/six monthly basis (dependant on property type) which take into consideration all aspects of the property, both internally and externally.
  • Following inspection, preparing relevant reports, recording outcomes, and proposals of next steps and timescales for completion of works.
  • Liaising with the Property Management team in relation to any issues/concerns.
  • Undertaking other general property checks such as meter readings, checking the operation of fire doors, checking emergency lights, bin stores, gardens, drives, lifts and electronic gates and ensuring they are operational.
  • Diary management.
  • Actively promoting a safe working culture and compliance with all relevant Health and Safety and other statutory requirements

It is essential for this role that you are able to drive, so a full, clean UK driving licence is a must. Our properties are located throughout the UK, therefore, there will be a requirement to spend nights away, sometimes for a week at a time.

Property Manager

Leeds, West Yorkshire

As we continue to grow, we are searching for an enthusiastic and experienced Property Manager to join us at our regional office in Leeds.

You will collaborate with a skilled and experienced team, leveraging your expertise in residential block and estate management to oversee a portfolio of properties and deliver outstanding client service.

Your responsibilities will include:

  • Managing a diverse portfolio of residential blocks and estates, including new builds, purpose-built, and converted properties
  • Providing expert advice and guidance to clients and residents, ensuring their needs are met efficiently and professionally
  • Organising and attending client and resident meetings regularly, including Annual General Meetings (AGMs) and Directors’ meetings
  • Coordinating with contractors and suppliers to oversee repairs, maintenance, and compliance works
  • Preparing and managing budgets, ensuring timely service charge collection and accurate financial reporting
  • Ensuring compliance with health and safety regulations, lease requirements, and company policies
  • Building and maintaining strong relationships with clients, residents, and key stakeholders

The successful candidate must have a minimum of three years’ experience in property management and possess a full, clean driving license to facilitate regular travel for client and resident meetings. You should be accustomed to working in a fast-paced and demanding environment, with a strong focus on customer service, attention to detail, and achieving results.

The ideal candidate:

  • Holds an ATPI or equivalent qualification
  • Demonstrates exceptional organisational and time management skills

  • Manage the end-to-end recruitment process across multiple departments

  • Support Marketing with writing Job Adverts aligned to the Gateway brand
  • Screen applications, carry out telephone interviews when required, and coordinate interview stages, including attending and supporting interviews alongside Hiring Managers, and providing timely feedback to candidates
  • Represent Gateway at recruitment events and careers fairs
  • Support the onboarding process by working with Department Managers to ensure a clear process is in place for New Starters

Building Surveyor

The Job
As a Building Surveyor, you will be required to carry out regular inspections on properties under Gateway’s management and oversee Section 20 works. This will include the preparation of schedules of work, contracts and report writing. You will work closely and liaise regularly with the Property Management Department regarding Section 20 works and conduct regular site inspections throughout London and the Southeast.

  • Organise and oversee all Section 20 works including the preparation of schedules of work, contract administration, defect diagnosis and report writing.
  • Ensuring all major works are carried out in line with Company procedures and legal requirements, including compliance with Section 20 consultation under the Landlord and Tenant Act 1985.
  • Management of external professional consultants and contractors.
  • Project manage all works, updating the Property Management Department regularly.
  • Effectively manage budgets and complete projects on time.
