AI Automation Lead

The Opportunity

We are seeking an AI Automation Lead to design and implement intelligent workflows across the organisation.

This role will focus on practical applications of AI within operational processes such as resident communication, maintenance coordination, document management, and internal knowledge systems.

You will work directly with senior leadership to introduce automation and AI tools that improve productivity and service quality across the business.

Key Responsibilities

  • Design and implement AI-assisted workflows across operational teams
  • Integrate AI tools with existing business systems including property management software
  • Build automation for email handling, maintenance requests, and internal processes
  • Develop a company knowledge AI trained on internal documents and procedures

Fire Door and Maintenance Operative

Southend-on-Sea, Essex

We are looking for a skilled Fire Door and Maintenance Operative to cover our nationwide portfolio of properties, carrying out routine inspections of fire doors in flats and communal areas, ensuring they meet current UK fire and building safety regulations.

You will also support wider building maintenance tasks to help keep properties safe, secure, and well maintained.

Key responsibilities:

  • Routine Fire Door inspections
  • Compliance assessments
  • Generating reports
  • Inspecting and troubleshooting maintenance issues proactively
  • Ensuring all work is completed in accordance with health and safety guidelines

In addition, you will be required to conduct:

  • Minor electrical repairs (e.g., changing light fittings, replacing sockets)

Client Accountant

The Job
Key responsibilities:

  • Overseeing the Accounting Function: Managing the day-to-day accounting operations, ensuring accurate financial reporting, and maintaining compliance with accounting standards and regulations.
  • Client Relationship Management: Building and maintaining strong relationships with clients, acting as a key point of contact for their accounting needs, and addressing any issues or concerns.
  • Financial Compliance and Risk Management: Ensuring compliance with all relevant accounting standards, regulations, and internal policies, as well as implementing risk management strategies to mitigate financial risks.
  • Financial Reporting: Ensure the integrity and timely delivery of internal and external financial reports including budgets and VAT reporting.
  • Service Charge Accounting: Prepare, coordinate and finalise service charge accounts including liaising with auditors, directors and property owners.
  • Ad-hoc Projects: Assist with financial integration of new sites, FTT preparation, ceased handovers and occasional out of the office client meetings.

The Ideal Candidate:

  • Proven experience in a senior client or property accounting role
  • Strong knowledge of property service charge accounting
  • Familiarity with property management software (e.g., MRI, TRAMPS, Yardi, or similar)
  • Excellent leadership and communication skills
  • Applicants must be either ACA or ACCA qualified

Property Manager

Leeds, West Yorkshire

As we continue to grow, we are searching for an enthusiastic and experienced Property Manager to join us at our regional office in Leeds.

You will collaborate with a skilled and experienced team, leveraging your expertise in residential block and estate management to oversee a portfolio of properties and deliver outstanding client service.

Your responsibilities will include:

  • Managing a diverse portfolio of residential blocks and estates, including new builds, purpose-built, and converted properties
  • Providing expert advice and guidance to clients and residents, ensuring their needs are met efficiently and professionally
  • Organising and attending client and resident meetings regularly, including Annual General Meetings (AGMs) and Directors’ meetings
  • Coordinating with contractors and suppliers to oversee repairs, maintenance, and compliance works
  • Preparing and managing budgets, ensuring timely service charge collection and accurate financial reporting
  • Ensuring compliance with health and safety regulations, lease requirements, and company policies
  • Building and maintaining strong relationships with clients, residents, and key stakeholders

The successful candidate must have a minimum of three years’ experience in property management and possess a full, clean driving license to facilitate regular travel for client and resident meetings. You should be accustomed to working in a fast-paced and demanding environment, with a strong focus on customer service, attention to detail, and achieving results.

  • Holds an ATPI or equivalent qualification

Building Surveyor

The Job
As a Building Surveyor, you will be required to carry out regular inspections on properties under Gateway’s management and oversee Section 20 works. This will include the preparation of schedules of work, contracts and report writing. You will work closely and liaise regularly with the Property Management Department regarding Section 20 works and conduct regular site inspections throughout London and the Southeast.

  • Organise and oversee all Section 20 works including the preparation of schedules of work, contract administration, defect diagnosis and report writing.
  • Ensuring all major works are carried out in line with Company procedures and legal requirements, including compliance with Section 20 consultation under the Landlord and Tenant Act 1985.
  • Management of external professional consultants and contractors.
  • Project manage all works, updating the Property Management Department regularly.
  • Effectively manage budgets and complete projects on time.

We are looking for individuals with:

What you need:

  • 2 years’ experience as a Building Surveyor
