As we continue to grow, we are searching for an enthusiastic and motivated Commercial Property Manager to join us as at our office in Leigh-on-Sea, Essex.
As a Commercial Property Manager at Gateway, you will oversee the delivery of a high-performing, compliant commercial property management service that meets financial and service KPIs, maximises portfolio returns, and ensures value for money. You will lead and develop a team, manage stakeholder relationships, and handle all aspects of rent, service charges, lettings, and lease events. You will report to senior leadership on business performance and ensure alignment with strategic goals.
This role offers exposure to the full spectrum of commercial property management, from strategic planning to day-to-day operations, giving you the opportunity to lead, influence, and deliver real value across a dynamic portfolio.
You will be expected to:
- Manage all aspects of rent collection, service charge budgets and reconciliations, lease events, and lettings
- Oversee building works, tenant fit-outs, and void management, carefully balancing commercial and residential priorities
- Monitor processes to ensure legal and regulatory compliance while keeping services efficient and cost-effective
- Support budget planning processes and contribute to the development of the company’s long-term business strategy
- Implement effective performance management practices to drive team accountability and results
- Act as the escalation point for complex or high-risk property issues, providing expert guidance and resolution
- Inspire, support, and develop your team to deliver operational excellence
- Collaborate with internal stakeholders to inform strategic decisions and optimise overall portfolio returns
- Deliver against key financial and service KPIs while maximising returns and minimising risk
Essentials for the Role
You will be required to work full time in our Leigh-on-Sea office, with hours of 9:00am to 5:30pm. There may be some Saturday work required dependent on the needs of the business. Travelling to sites is a key part of the role and you will be reimbursed for these expenses.
The successful candidate must have proven experience in managing commercial property operations across a varied portfolio, with a solid understanding of commercial property legislation, lease transactions and compliance requirements.
You should be accustomed to working in a fast-paced and demanding environment, with a strong focus on customer service, attention to detail, and achieving results.

- Possess strong communication skills with the ability to engage and influence a wide range of stakeholders
- Can demonstrate a proven track record in customer service, project management, budgeting, and driving business improvements
- Have a familiarity with development, lettings, and sales processes within a commercial context
- Are confident leading negotiations and managing relationships with external partners and contractors
- Have or actively working towards being MRICS accredited
