Sales and Lettings Negotiator

As we move from strength to strength, an excellent opportunity has arisen to join our busy Sales and Lettings team at our Head Office in Southend-on-Sea, Essex.

The successful candidate will maximise growth and profitability of the branch by boosting instructions in both sales and lettings. You will be responsible for obtaining new business as well as retaining and evolving existing business through exceptional customer service.

This role will require the individual to have exceptional interpersonal and communication skills, and the ability to build trusting relationships whilst working towards ambitious sales targets, all with the aim to grow the business.

Responsibilities will include:

  • Effectively manage sales generation by utilising a variety of marketing and networking techniques
  • Securing new business
  • Managing the database, ensuring all details are correct for properties on the market and all compliance is met
  • Ensure all sales leads are followed up swiftly
  • Serve as a trusted advisor and primary point of contact for clients from initial meeting through to home completion
  • Develop and maintain market intelligence and client networking
  • Undertake property valuations and inspections
  • Arrange and conduct property viewings
  • Responsible for arranging all aspects of a new tenancy, overseeing tenant references, preparation of documents, checking in arrangements and receipt of all completion funds
  • Negotiating rent increases at renewal stage & issuing renewal documentation
  • Referencing of tenants
  • Providing weekly KPI information to the head of department
  • Manage emails, letters and other forms of communication efficiently and effectively
  • Ensure internal systems regularly updated using the company’s ALTO software
  • Ensure the level of customer service delivered is outstanding

Property Manager

We are looking to expand our team and an exciting opportunity has arisen for an experienced Property Manager to join our team based out of our offices in Leigh-on-Sea, Essex.

You will be responsible for a mixed portfolio of residential blocks, estates and buildings. The successful applicant will be required to provide outstanding levels of customer service to our clients and will be expected to have exceptional leasehold knowledge and be competent in handling various situations, including client management, attending regular meetings and conducting regular site visits.

The ideal candidate will preferably be AIRPM qualified and should have a minimum of 2-3 years’ experience in a similar property management role. A full driving licence and flexible approach to working hours is required.

You would be responsible for the maintenance and upkeep of the communal areas of residential properties in the Croydon area of South West London, which means a full, clean driving license is essential.

Your gardening responsibilities would include grass cutting, hedge trimming, strimming, weed spraying, pruning and general tidying. Your communal cleaning duties would include hoovering, dusting, polishing, washing down surfaces and sweeping.

Purchase Ledger Assistant

Southend-on-Sea

As we continue to grow, an exciting opportunity has arisen to join our expanding Accounts Department at our Eastwood Office in Leigh-on-Sea, Essex.

The successful candidate must:

  • Ensuring the timely scanning and posting invoices onto our Property Management system, each invoice is referenced to the correct property, heading etc.
  • Check invoices are sent in the correct format i.e. hard copy, in the freeholder name etc and refer to contractor if there are any errors.
  • Liaise with Property Management department re contractor queries
  • Ensure all invoices have been signed off by the correct departments within the workflow and is removed from the invoice register.
  • Raise & post cheque payments onto the system and send these, along with a remittance advice out in a timely manner.
  • Deal with contractor queries e.g. chasing payment, sending site declaration forms.
  • Post all Gateway invoices onto our Property Management system and settle where appropriate.
  • Filing/admin in respect of the above.
  • Ensure direct debits are set up correctly & in a timely manner
  • Check Contractor PLI’s and liaise with relevant departments
