Contracts Manager
Southend-on-Sea, Essex
We are an established, vertically integrated property services group delivering block management, lettings, sales, facilities management, insurance brokerage, and professional services. With a strong reputation and ambitious growth plans, we are expanding our block management portfolio and seeking an experienced Contracts Manager to join our busy Facilities Team.

The Role
You will play an important role in delivering maintenance, repair, and refurbishment works across our managed portfolio. You will plan and manage works from inception to completion, ensuring projects are delivered safely, on time, within budget, and to the highest standard. This role is primarily site-based and will require regular travel to properties within the portfolio.
Key Responsibilities
- Plan, manage, and deliver facilities and refurbishment projects from survey through to completion, including specifications and scope of works
- Obtain and review quotations to ensure cost-effectiveness and compliance with company procedures
- Schedule and oversee works, ensuring delivery to agreed timelines, quality standards, and minimal disruption
- Monitor progress, budgets, and project performance, resolving on-site issues and maintaining accurate records
- Coordinate and manage contractors and suppliers, ensuring compliance with health & safety legislation, risk assessments, and company standards
- Carry out site inductions, inspections, and audits to ensure workmanship and compliance, addressing any issues as required
- Support planned and reactive maintenance programmes, providing technical guidance to internal teams
- Identify opportunities for efficiency, sustainability, and cost savings across projects
- Ensure all works comply with statutory requirements, company procedures, and best practice
- Promote a strong health & safety culture, ensuring RAMS are in place and incidents or risks are appropriately managed
What We’re Looking For
- Experience in contracts, facilities, or property project management
- Previous experience within property or block management
- Knowledge of building maintenance and construction works
- Strong organisational and problem-solving skills
- Understanding of Health & Safety and CDM regulations
- Relevant qualifications (e.g. SMSTS, IOSH or equivalent)
- Strong negotiation and problem-solving skills.
- Competent in Microsoft Office
- Full UK driving licence and willingness to travel between sites

Job Location: Southend-on-Sea, Essex
Hours: 37.5 hours per week, Monday to Friday
Annual leave: 23 days plus bank holidays
