Are you aware of your property’s value? Alarmingly, recent studies show most UK homeowners are not!

Over three-quarters of homeowners are unaware or misinformed about their property’s value, according to recent studies.

As reported by The Intermediary, new figures revealed that, whilst the average UK house price has risen from £58,000 in 1990 to £297,000 today, the percentage of undervalued, or simply unvalued properties, remains high. A staggering 64% of homeowners undervalue their homes, highlighting the alarming knowledge gap that could be leaving sellers at a disadvantage. 

According to Mortar Research, who conducted a survey on behalf of Zoopla, 78% of homeowners in London and the South East do not have a clear indication of how much their property is worth. The research further revealed that 64% of UK homeowners undervalue their properties, most notably in London. 

Other reputable sources, including Goodmove, reinforce this evaluation and highlight the need for change. 

There are several signs that may suggest your property has been undervalued. Look out for the following:

  • Quick offers: Receiving multiple offers soon after listing could indicate the asking price is too low.
  • Low offers: If buyers are consistently making offers well below your asking price, it may point to an inaccurate valuation.
  • Valuation methods: Different lenders often use varying approaches to assess property value, which can create discrepancies in the figures reported.

It is important to research comparable properties in your area to assess realistic selling prices. If the average sale price of similar homes is higher than your asking price, it may suggest your property has been undervalued. Tools such as Rightmove can be useful for this, or as recommended, always consult a professional, like our team at Gateway, to request an accurate property valuation.
